An EICR (Electrical Installation Condition Report) is the formal safety inspection of a property's fixed wiring — the consumer unit, circuits, sockets, switches, light fittings, earthing and bonding. In England, private landlords must have one carried out at least every five years, and from 2025–2026 the same duty has been extended to social landlords. Polarity Electrics carries out EICRs across London and the Home Counties from £79, with same-day and next-day slots and your report emailed the same day.

Our prices are fixed and published up front. There is no call-out charge, and the price includes the full inspection, testing, report and photos of any defects.
| Property | Typical circuits | EICR price |
|---|---|---|
| Studio flat | Up to 6 | From £79 |
| 1–3 bedroom flat or house | 6–12 | £79–£149 depending on circuits — confirmed at booking |
| 4 bedroom house | Up to 14 | £149 |
| 5+ bedroom house, HMO or multiple consumer units | 15+ | Fixed quote |
| Shops, offices, restaurants & commercial units | Varies | Commercial EICR quote |
What changes the price is mostly the number of circuits and consumer units, not the postcode. For a deeper breakdown of what landlords pay across London — and what to watch for in cheap quotes — read our EICR cost guide.
What's included in every EICR
- Visual inspection of the consumer unit, accessories, visible cabling, earthing and main protective bonding to gas and water.
- Dead and live testing of every circuit: continuity, insulation resistance, polarity, earth fault loop impedance and RCD operation.
- Coded observations (C1, C2, C3 and FI) written in plain English, with photos so you can see exactly what was found. See EICR codes explained.
- A clear outcome — Satisfactory or Unsatisfactory — and the recommended date of the next inspection.
- A remedial price list if anything needs fixing, so you can approve repairs in one go and get your re-certification quickly.
- Digital certificate emailed the same day, ready to forward to your tenant, letting agent or local council.
Landlord EICRs: what the law requires
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have the electrical installation inspected and tested by a qualified, competent person at least every five years. You must give a copy of the report to existing tenants within 28 days, to new tenants before they move in, and to the council within 7 days if asked. If the report is Unsatisfactory, remedial work must be completed within 28 days (or sooner if the report says so). Councils can impose financial penalties of up to £30,000.
Social landlords — housing associations and councils — now have the same duty. Every existing social tenancy must have a valid EICR by 1 November 2026; read our social housing EICR deadline guide if you manage social homes. Our full landlord electrical safety guide covers the rules in detail.
Inspected to the latest wiring regulations
Amendment 4 to the IET Wiring Regulations, BS 7671:2018+A4:2026, was published on 15 April 2026, and the previous edition is withdrawn on 15 October 2026. Every report we issue is carried out against the current standard, so it will stand up to scrutiny from tenants, councils, insurers, mortgage lenders and buyers' surveyors. Find out what Amendment 4 means for your EICR.
How our EICR booking works
- Book online in 60 seconds — choose a same-day or next-day slot, or call 0203 908 4790. Tenants can be contacted directly to arrange access.
- Your engineer arrives on time — a typical flat takes 1.5–3 hours; a larger house 3–4 hours. Power is switched off for short periods during testing.
- Report emailed the same day — with photos, coded observations and, if needed, a fixed price for remedial work.
- Repairs and re-certification — we can usually complete C1/C2 remedials within days, so you stay well within the 28-day deadline. See what happens if an EICR fails.
EICRs for every type of property
Landlords and letting agents
Priority booking, bulk portfolio pricing, direct tenant liaison and automatic renewal reminders before certificates expire. Our landlord portal keeps every certificate and invoice for every property in one place.
HMOs
Larger HMOs often have multiple consumer units, landlord supplies and fire alarm circuits. We test the lot and can advise on fire alarm and emergency lighting requirements in the same visit. See our HMO EICR guide.
Homeowners, buyers and sellers
The IET recommends owner-occupied homes are inspected every 10 years, and an EICR is a smart move before buying, selling or renovating an older property. Read do you need an EICR to sell a house?
Commercial premises
Offices, shops, restaurants and warehouses — with out-of-hours testing to avoid disruption. See commercial EICR London.

Frequently asked questions
How much does an EICR cost in London?

How long does an EICR take?
A studio or one-bedroom flat usually takes 1.5–2 hours, a typical family house 3–4 hours. Larger properties and HMOs can take longer depending on the number of circuits.
How quickly will I get my EICR certificate?
Your digital EICR is emailed to you the same day as the inspection in most cases, ready to forward to your tenant, letting agent or council.
How often do landlords need an EICR?
Private landlords in England must have the electrical installation inspected and tested at least every five years, or sooner if the previous report recommends it. Social landlords now have the same duty, with existing tenancies due by 1 November 2026.
What happens if my EICR is unsatisfactory?
If the report contains any C1, C2 or FI observations it is Unsatisfactory, and landlords must complete the remedial work within 28 days or sooner if stated. We provide a fixed remedial price with the report and can usually complete repairs within days.
Do I need to be at the property for the EICR?
No. We can arrange access directly with your tenants or collect keys from your agent. The power will be switched off for short periods, so we let occupants know in advance.
